New Safety Regulation Requirements
Gas Safety Requirements:
The Regulations place a duty on the landlord to ensure that all Gas Appliances, flues and associated pipe work are maintained in a safe condition at all times. Gas appliances in rented accommodation must be checked for safety within 12 months of being installed and thereafter at least every 12 months by a CORGI registered engineer.
Energy Performance Certificate:
An EPC measures and then records how energy efficient your property is as a building. The Energy Performance Certificate measures energy efficiency on a scale of A-G. If you are a home owner or landlord it is now mandatory Under EPC Law to obtain an Energy Performance Certificate prior to selling or renting your property.
To prevent disputes about damage or missing items etc, a full inventory check should be carried out at both the commencement and termination of the tenancy.
